Before you buy a kit

Is owner-building right for you?

A DIY kit can save you money, but Queensland treats a pool as building work. Here's what every owner-builder should know before ordering a shell.

A permit over $11,000

You need a QBCC owner-builder permit for residential work valued over $11,000, counting materials and labour at trade prices. Almost every pool is over that, and the permit must be approved before work starts.

Some work needs a licence

Owner-builders can't do plumbing or drainage without the matching licence, and electrical work must be done by a licensed electrician. Line them up before the shell arrives.

Approval and fencing

The pool needs a building approval from a certifier. A compliant fence must be inspected before the pool is filled past 300 mm, with a warning sign up from day one.

Selling within six years

An owner-builder note sits on the title. If you sell within six years you must tell the buyer in writing, and owner-builders can't use the Queensland Home Warranty Scheme.

The job, start to finish

What a DIY install involves

  1. Dig

Set out and excavate to suit the shell, allowing for rock or groundwater.

  2. Base

A compacted base for the shell to sit on, level and true.

  3. Lift-in

A crane lowers the shell on delivery day, so the hole must be ready.

  4. Trades

Plumbing by a licensed plumber; power by a licensed electrician.

  5. Finish

Backfill while it fills, bond beam, coping and a certified fence before filling.

Stuck partway? We can connect you with a licensed builder in your area to take on any stage.
